Overview Based in Swindon with responsibility for PPM and reactive building maintenance within the contract for a prestigious clients Head office building totalling 300,000 sq ft. Commencing on 1st January 2005 for a three year rolling fixed price contract. Main Duties Reporting & accountable directly to the Engineering Services Manager.· Actively implement the planned & reactive maintenance and monitoring of all Electrical & Mechanical Engineering Plant and systems on 24 x 7 Head Office sites. · Ensure SHE standards are maintained· Available for callout to respond to ensure effective response & resolution in accordance with the client SLA.· Liaise with internal and external customers the client and engineers at all levels.· Develop detailed knowledge and understanding of the site engineering services.· Comply with & enforce existing business risk management procedures to maintenance & project works.· Support the development and communication of best working practice.· Implementation & co-ordination of small engineering & maintenance projects.· Implement maintenance activities, ensuring maximum efficiency of the HVAC plant & minimum services downtime.· Troubleshoot areas of concern on site & offer effective solutions.· Investigate and report in detail upon infrastructure short falls, problems and incidents, recommending options for remedial actions.· Implement all electrical* mechanical site maintenance activities.· Active participation in the implementation of training competence of what if scenario sessions.· Co-ordinate connections to existing plant*systems.· Effective use & maintenance of O&M Manuals and quality procedures. · Completion of Planned Preventive Maintenance & Helpdesk tasks to ensure compliance with the Service Level Agreement.· Operational management of 3rd party specialists & contractors.· Co-ordinate initial response to Building Management Systems (BMS) alarms· Available for scheduled & unplanned weekend working· Be part of a shift rota 24*7 cover across the Swindon portfolio Skills and Experience Experience with similar maintenance duties including fault diagnosis, rectification.· Experience in the Mechanical and electrical aspects of general building PPM schedules· 5 years experience in a similar field· Working experience within a commercial blue chip Office environment· Experience in computer PPM management systems (Concept 500)· Building Management Systems experience
